Terms & Conditions

“Outwood House” is administered as a General Partnership by Elspeth and Richard Taylor.

We hope that all our guests have an enjoyable stay at Outwood House. These Terms and Conditions are for the benefit of all our guests and the smooth running of a bed and breakfast.

These Terms and Conditions apply to all bookings made at “Outwood House” located at Outwood House, Outwood Lane, Horsforth, Leeds, LS18 4HR.

By making a booking, you are deemed to have accepted these Terms.

1. Bookings

All bookings are subject to availability.
A valid credit or debit card is required to secure your reservation together with a deposit.
Guests must be over 18 to make a booking.
Group bookings (two or more rooms) may require additional terms and a security deposit. We do not accept bookings for ‘stag’ or ‘hen’ parties.

2. Prices and Payment

Prices are per room, per night for up to two guests per room including breakfast.
Discounts and any offers are applied at the time of booking to show the total price to be paid e.g. 10% discount for bookings of two or more nights.
An additional charge of £20 is applied for a child aged 3-11 to stay in the same room subject to availability.
“Outwood House” is currently not registered for VAT and therefore no VAT is added to our prices.
A deposit of 25% is required at the time of booking.
The remaining balance will be taken on arrival.
We accept payment by credit or debit card.

3. Cancellation and No-Show Policy

Cancellations made 7 days or more before arrival: Full refund of any deposit paid.
Cancellations made within 7 days and up to 2 days before arrival: 25% of the total booking will be charged.
Cancellations made within 2 days before arrival: 100% of the total booking will be charged.
No-shows: Full booking amount will be charged.
We recommend guests take out travel insurance to cover unexpected cancellations.

4. Changes by “Outwood House”

In the unlikely event that we need to amend or cancel your booking we will offer:

An alternative date, if available, or
A full refund of all monies paid.

We do not accept liability for any additional costs or losses incurred.

5. Check-in and Check-out

Check-in is from 4:00pm to 9:00pm on the day of your booking.
Check-out is by 11:00am on the day of departure.
Early check-in/late check-out may be available by prior arrangement and may incur an additional charge.

6. Guest Responsibilities

Guests are expected to behave in a respectful and considerate manner to people and property.
Only registered guests are allowed on the premises unless otherwise agreed.
Noise should be kept to a minimum after 10:00pm including in shared public spaces.
Access to some facilities, e.g. the dining room, day room, snooker table and garden may be restricted at some times of day e.g. between 10:00pm through to 7:30am the next day.
No takeaway food is to be eaten in the guest bedroom. Crockery and cutlery for eating takeaway food can be provided in the dining room.
Any damage caused to the property or contents must be reported immediately to either Elspeth or Richard Taylor and may be charged to the guest.
Any removal of facilities provided for the benefit of guests e.g. towels, bathrobes and toiletries may be charged to the guest.

7. Security

The outside doors to Outwood House that lead to the driveway and the garden are secure by deadlocks with electronic access granted for all guests.
Guests are expected to ensure that the outside doors to the drive and the garden are closed behind them for the security of all our guests.
Each bedroom door is also equipped with a deadlock and unique electronic access for guests booked for that bedroom.
Guests are responsible for closing their own bedroom door and for any personal items in their rooms.

8. Smoking, vaping and Pets

Smoking and vaping is strictly prohibited inside Outwood House including in public areas and bedrooms. If you wish to smoke, an ashtray is provided on the window sill to the right of the entrance door.
If you are found to be smoking or vaping inside you may be asked to leave with no refund plus additional charges for cleaning.
Pets are not allowed with the exception of assistance / guide dogs for a disabled person (Please note all bedrooms are on the first floor accessible only by stairs).

9. Safety and Risk

Guests are responsible for their own safety during their stay.
We are not liable for loss, damage, or injury to any guest or their property unless caused by our negligence.

All vehicles are left at the owner’s risk whether in our driveway or parked on the street. Outwood Lane is narrow in places and there is a blind corner at the exit to the driveway of Outwood House helped by a mirror – we urge caution and are not liable for any incidents.

Safety information, including fire exits, is clearly explained and should be followed in case of emergency.
Guests must not tamper with fire safety equipment or alarms.

10. Liability

To the extent permitted by law, “Outwood House” shall not be liable for any indirect or consequential loss.
Our total liability to you shall not exceed the total cost of your booking.

11. Data Protection

Your personal data will be processed in accordance with our Privacy Policy and the General Data Protection Regulations in the UK. Information collected will be used for the purposes of managing your booking and complying with legal obligations.

12. Complaints

We strive to ensure you have an enjoyable stay. If you have any issues, please inform Elspeth or Richard Taylor as soon as possible so we can try to resolve them during your stay.

13. Governing Law

These Terms and Conditions are governed by the laws of England and Wales. Any disputes shall be subject to the exclusive jurisdiction of the English courts.
